Mackay CBD Office Market Hits New Highs as Demand Outpaces Supply
The Mackay CBD office market is surging, with demand for quality space now
outstripping supply in one of the strongest periods on record.
Well-presented, fully fitted office tenancies are being snapped up at speed, as
businesses prioritise turnkey solutions that allow for immediate occupancy. The result is
tightening vacancy rates and rising rental levels across the CBD.
Prime office spaces exceeding 500 square metres are now achieving up to $400 per
square metre net — a clear signal of both demand strength and evolving tenant
expectations.
“We are seeing a clear shift in tenant behaviour, with businesses placing a strong
emphasis on quality fit-outs, functionality, and overall workplace experiences,” said
Kelisha Day, Commercial Sales and Leasing Executive at Explore Commercial. “Well-
presented spaces are leasing quickly, and there is very limited supply of this type of
product in the market.”
Landlords are responding decisively, investing in upgraded fit-outs and enhanced
building amenities such as foyers, end-of-trip facilities, parking, and bathrooms. Many
are also working closely with tenants to deliver tailored spaces, encouraging longer-
term lease commitments and creating value on both sides of the deal.
The current momentum marks a dramatic turnaround from previous market cycles.
“If we look back to 2012–2013, the Mackay CBD had in excess of 20,000 square metres
of vacant office space,” said Jordan Miller, Director and Lead Agent at Explore
Commercial. “The market has undergone a remarkable transformation since then, with
vacancies tightening considerably and confidence returning across both the leasing and
sales sectors.”
The CBD’s strong mix of professional services, retail, and hospitality continues to
underpin a vibrant business environment, further supporting demand.
At the same time, a growing number of businesses are shifting from leasing to
ownership, signalling long-term confidence in the region.
“We are also seeing more businesses take a long-term view by purchasing their own
premises,” said Ms Day. “This reflects growing confidence in both their operations and
the Mackay region more broadly.”
With vacancies continuing to tighten and investment in quality assets accelerating, the
Mackay CBD office market is firmly positioned for sustained growth — reinforcing its
role as a key economic driver for the region.
